I am in the process of looking for a new letting agent and whilst doing the rounds, one of the prospective companies told me the following:
"It is a bad idea to let AST's become Periodic Tenancies because if you do and the tenant defaults on any utility bills then the landlord will be liable for them."
The agent seemed to be suggesting that this was new legislation and that entering into a new AST would solve the problem and remove any liability from the Landlord.
I'm not sure if this is in any way true or if, as I suspect, they are simply looking to drum up more business & fees.
Does anyone have any info or thoughts on this?
